Pay off the mortgage or invest? Run it on your own numbers.
Pick the decision you're weighing, like putting an extra $500 a month on the mortgage or finding the age you could retire. Simura runs it on your own balances, debts and expenses, then shows where it lands next to what happens if you change nothing.

Seven questions it answers
Each scenario in the app starts from one question. Here they are, worded the way the app words them.
What if I bought a home?
Pick a price and down payment. See how long saving it takes, or what to save each month to buy within the years you pick.
When can I retire?
The age your savings hit 25 times yearly expenses, and your Coast FIRE age, when growth alone gets you there.
What if I went debt-free?
An extra $200 a month on a car loan moves the payoff date up and cuts interest. Several debts? Pick avalanche or snowball.
What if I maxed my 401k?
Project your contributions forward with your employer's match and its limit included, as Traditional or Roth.
Am I covered for emergencies?
Your checking and savings divided by monthly expenses, in months, then the time to a 3 or 6 month emergency fund.
Will my savings last?
See the age your savings run out as spending rises with inflation. Social Security and pensions aren't included.
What should I do with a windfall?
Split a bonus or an inheritance across your emergency fund, your debts and investing, with the options ranked.

What every scenario models, where its numbers come from and what it leaves out.
Simulations are estimates for planning purposes only. Not financial advice.
Built on the accounts and budget you keep in Simura
Every scenario starts from what's in the app: your balances, APRs, minimum payments and monthly expenses. Type them in yourself for free, or link your bank with Simura Plus and they fill in on their own. If a balance you typed in hasn't been updated or confirmed in 35 days, Simura flags it before a plan runs on it.
Save a plan and it keeps checking. A saved payoff, house, emergency fund or retirement plan tells you how many months ahead or behind you're running, like "3 months ahead on payoff". Pin it to Home in the app and you'll see it every time you open Simura.
Each projection uses one fixed return you choose, not a range of outcomes, and taxes are a flat rate. If you'd rather see the numbers worked by hand first, the guides do that, starting with whether to pay off a 6 to 7% mortgage or invest.
Here's what each of the seven scenarios models, and what it leaves out.
